Located on the corner of 19th & Wazee, just one block from Coors Field, Rocky Mountain Warehouse Lofts was originally built in 1931 as the Merchandise Mart, to be used as a multi-tenant merchandise mart.

 

The Merchandise Mart was designed by Montana Fallis who also designed several other notable buildings throughout downtown Denver including the Buerger Brothers Building, the Fox Mayan Theater, the Oxford Hotel Annex, and most notably, the Ideal Building built for the Ideal Cement Company. The Ideal Building was billed as the first "fireproof high rise building" in the west. Owner Charles Boettcher had the building set on fire in the presence of the City Building Inspector, Robert Willison, to demonstrate its fireproof qualities. The Ideal Building still stands today.

 

The Merchandise Mart was continuously occupied from its inception until 1993 when the last tenant Bob Rich, and his Avenrich Furniture company, a manufacturing and factory outlet business was asked to move in preparation for the conversion to the new loft project.

The building was renovated by developer Wally Hultin and Byers Street Properties who also Built Franklin Lofts, Baker Commons and converted the lofts in the D&F Tower.

Keeping the original panoramic picture windows, large round concrete pillars and exposed brick, the building was converted to residential lofts in 1994.

 

During the renovation the building received garage parking, wood floors, balconies on units overlooking the additional outdoor parking, and a common area rooftop deck. The building has the original historic elevator and an open air freight elevator for larger merchandise.
