The first step in renting your downtown loft or condo is determining what the market will bear at the time the property becomes available for rent.

A few things that will determine the market rent for your property are:

Local rental inventory and available properties for rent.
Seasonal patterns and the time of year your property becomes available. Fewer tenants move during November through January than in the spring and summer months.
The condition of the property has a big impact on rental rate and similar floor plans in a building may have rents vary by as much as a few hundred dollars based on the condition of the property, amenities, and upgrades.
In a hot market better views add value to the property and increase the amount of rent that can be charged. In a slow market good views do not always equate to higher rents but will help the property rent faster than a similar property without views at the same rate.

When you decide to place your property on the rental market you want to make sure that the condition of the property is properly documented. At Cliffdwellers we perform a New Property Walk Through for every new property we work with.

With this Walk Through we provide:

  • A snapshot in time of the condition of the property and we compile a list of items that may need to be repaired to maximize your return on your investment.
  • A complete set of condition and cleanliness photos
  • A complete report detailing the condition and cleanliness of the property
  • Any recommendations that could protect your investment, minimize your risks, or maximize your long term returns.
Tenants are using the web to find the property that they are going to rent. We use several methods to attract online prospects to your property.

Your property will be listed on our company website in our rental pages and on a dedicated web page with property photos, custom web address for search engine ranking, google map and a link to request a property showing. Your property will be syndicated throughout the web on many real estate related websites.

Photos are great but they don’t compare to video. Cliffdwellers will create a custom walk through video of your property to be posted to YouTube, Google and Cliffdwellers.net. The video will also be syndicated to other real estate related portals where possible for maximum exposure.
Cliffdwellers provides direct mail marketing on our properties ranging from postcard marketing, property brochures or other methods of distribution.
Cliffdwellers brokers specialize in downtown Denver and are trained and skilled in both sales and leasing. All of our brokers are enrolled in our leasing program and are available to show your property.

We utilize a 3rd party company to set and record the showing appointments so that we have documentation of each entry into your property by any showing broker.

We process all tenant applications through the exact same criteria taking the guess work out of the qualification process and complying with state, local, and federal fair housing laws.

Our specialized tenant screening includes the following four categories:

  1. Credit report
  2. Criminal history
  3. Employment and income verification
  4. Previous housing and landlord verification
We utilize a professional lease contract written specifically for the downtown Denver loft and condo market, incorporating HOA rules, local laws and proper disclosures. Our experience in the rental market since 1978 allows us to protect your interests through this specialized lease.
When a new tenant moves into your property we automatically transfer electric and other utilities (where applicable) into the tenants name. Upon move out, we also transfer the utilities back into your name or into the new tenants name if the unit is being re-leased, saving you the time and hassle of doing it yourself.
With both our Leasing and Property Management programs, Cliffdwellers will collect the deposit on your behalf with the signed lease. For our property management clients we will hold the deposit in a security deposit trust account.
For our clients enrolled in our leasing or property management programs we will collect the first months rent, process any authorized expenses, or vendor invoices and pay the remaining proceeds directly to your bank account of choice or mail you a check.
If you are enrolled in our full service property management program Cliffdwellers will continue to collect the monthly rent on your behalf, process any vendor invoices and pay the remaining proceeds directly to your bank account of choice or mail you a check.
