Rent Ready Cleaning and Maintenance Detail

The following items are generally found in every room of the home and if present should be in “Rent Ready” condition or brought to “Rent Ready” condition.  As homes vary in style and finishes not all items are found in every home but having this checklist provides a systematic way to inspect the home and address outstanding issues.

Every Room:

Baseboards and door trim:Inspect baseboards and door trim for cleanliness and damage. Note all scuffs, holes, paint issues and patches.Wipe down all baseboards and door trim, remove all dust, grime, including all residue from door hinges. Repair or replace all damaged baseboards as instructed on the work order.
Blinds:Raise and lower each set of blinds.  Make note of any broken or bent slats.  Make note of any strings that are broken or frayed.Clean blinds, top to bottom.Repair all broken blinds. If a set of blinds is beyond repair, get authorization from management company to replace.
Ceiling Fans:Verify that the ceiling fan functions properly and that the blades spin without causing noise or causing the fan to wobble excessively.Clean top and bottom of all blades of ceiling fans and clean bulb covers.Correct any fan wobble and replace any missing or non-working light bulbs.
Ceilings:Check that the ceiling is clean and free from damage or hooks.Clean any cobwebs from ceiling.  Remove any adhesive, stickers, hooks, dust and grime.Repair any damage from adhesive, stickers, hooks, dust and grime.
Closets:Make note of scuff marks on the walls and stains on the floor.  Make note of bent rods and shelves and document where rods and shelves are not properly secured.  Clean all shelves and rods.  Leave no debris or dust.  On wire shelves clean each wire on top and bottom to remove all dust and grime.Secure all rods and shelves.  Replace all bent rods and shelves.  
Doors:Check for and note any scratches or dents.Wipe doors, clean around door edges, hinges, and peep holes.Ensure that each door swings properly. Make sure that hinges are not loose and door does not drag on the flooring.
Door knob:Check that door knob is tight and connected securely to the door.Clean both sides of door knobs.Tighten door knobs and ensure that each door closes and latches properly.
Floors:Make note of any stains, scuffs or scratches. Document all flooring that needs to be cleaned, repaired, or replaced. Clean appropriately with the appropriate cleaner.  Do not use harsh chemicals on wood floors.repair or replace all flooring as directed by work order. If you find flooring that you believe should be repaired or replaced that is not on the work order, contact the property manager.
Heat / Air Conditioning Vents:Inspect heating and air conditioning vents for cleanliness and proper vent covers.Make sure that each vent is clean and free from dirt and grime.Repair or replace all damaged heat / air conditioning vents.
Light Bulbs:List all missing, improper, and non-working bulbs.Clean all visible dust and dirt from light bulbsMake sure that all light bulbs will illuminate and are the correct wattage and style. Replace burn and incorrect bulbs with the proper bulbs.
Light Fixtures:Verify that each light fixture works properly. Clean all light fixtures.Verify that each light fixture works properly.  Notify property manager of any non-functioning light fixtures.
Wall Outlets / Switches:Inspect outlet and switch covers for damage (including cracks) and dirt.Thoroughly clean all switchplate and outlet covers.  Check that all outlet covers are in place, are the correct color and are free from cracks or damage.  Replace cracked or damaged switchplate and outlet covers.
Walls: Note all scuffs, holes, paint issues and patches.Clean all walls where there are scuffs, and scrapes.  Do your best to remove all marks and blemishes without removing the paint finish or texture.repair all wall damage as directed on work order. If additional damage exists, discuss repairs with property manager.
Window coverings: Check for stains, rips or snags.clean all window coverings. repair or replace window coverings as directed on work order.
Window screens: Check for rips, snags, or bent frames.Clean all excess dirt and grime from window screens where accessible. Repair or replace all missing and/or damaged screens.
Windows:Check that the windows open properly and are cleaned where accessible from the ground or inside the unit.Clean all windows inside and those that are accessible from the outside, including those on the balcony.Repair all windows as directed on work order. If additional damage is discovered discuss repairs with property manager.

Kitchen

Cabinets: Inspect cabinets inside and out.  Make sure handles are clean and cabinets are empty and free of crumbs.Wipe cabinets clean, inside and out.  Make sure handles are clean and cabinets are empty and free of crumbs.Tighten cabinet handles and hinges where appropriate.
Counter Tops: Inspect counter tops for cleanliness and damage.  Note any scratches or burn marks.Clean counter tops and backsplash with a non-abrasive cleaner.Repair or replace countertops as directed on work order. If additional damage is discovered discuss with property manager.
Dishwasher:Run dishwasher and make sure that it turns on and drains properly.Clean dishwasher inside and out paying close attention to the edges and seal of the door. Ensure that the dishwasher is secured properly.  Secure dishwasher in place where necessary.
Exhaust Fan: Check exhaust fan in the stove to ensure that the fan is operational.  Make note of exhaust filters that need to be replaced.Clean grease from exhaust fan filters.Replace dirty exhaust filters where necessary.
Freezer:Ensure that freezer is free of hair, crumbs, stains, and residue.  Wash all trays, racks, bins and door seal with mild soap and rinse. Wipe the inside of the freezer with mild soap and rinse.  Clean exterior, including the top surface of the refrigerator/freezer.

Do not leave refrigerator or freezer unplugged.

Garbage Disposal: Run the garbage disposal to ensure that it is operating properly.Remove any rubbish from the garbage disposal so that it spins without blockage.Fix any jammed or leaking garbage disposals. Examine the base of the cabinet for signs of leaking or water damage.
Ice Maker: Check that the Ice Maker is turned off at Move Out. If it is still in the on position and is making Ice, empty the contents of the ice receptacle into the kitchen sink and turn off the ice maker.Remove all ice and make sure that the ice maker is turned off.

Clean ice dispenser on outside of door where applicable.

If you discover that the ice maker is not working notify the property manager.  Take a photo ice maker and document the model number of the refrigerator so that the proper part can be ordered.
Microwave:Inspect the microwave for cleanliness and damage. Make sure the microwave is clean inside and out. Pay special attention to 1. the interior ceiling and door seal, and 2. the exterior handle and vent.Properly secure any loose microwave hoods and replace any dirty filter screens.
Oven:Inspect the oven for cleanliness and damage. Check that the heating element is functioning properly and ensure the oven light turns on and off properly. If the oven is self cleaning, then run the cleaning mode.  Remove the oven racks before starting the self cleaning mode as the high temperature can damage the racks. Clean both inside and outside of the oven with the appropriate cleanser.  Clean all grease and grime from the bottom of the oven and the oven door.Replace burnt out oven light.
Pantry: make note of any scuff marks on the wallsWipe shelves, clean floors, and pantry doors, including door handles.Secure any loose shelving and tighten any loose door knobs.
Refrigerator: Check interior light and temperature.Clean refrigerator inside and out including the door handles and door seals with mild soap and rinse.  Remove and wash vegetable, meat, and butter bins with a mild soap and rinse.

Pull out and clean under and behind, including kick plate and vent.

Check interior light and replace if necessary.
Sink: Check sink for leaks around the faucet and under the sink in the cabinet. Run water to ensure that the sink drains properly.clean and polish sink and faucet.clear slow drains as necessary.
Stove / Cooktop: Ensure that each burner heats, document any non functioning burners to be repaired or replaced. Remove all grease and grime from the stove top, burners, and drip pans.Replace drip pans that are dirty and damaged beyond repair.
Stove Hood: Check stove hood for cleanliness and make sure all the light bulbs work and thevent screens are clean. Remove all grease and grime from the inside and the outside of the hood.Replace any burnt out light bulbs in stove hood.

Fireplace:For a gas fireplace make sure the switch operates the flame properlyClean glass and remove any ashesReport any broken glass panes in fireplace to property manager for instructions on replacement.
Carbon Monoxide Detector: Check that a CO detector is within 15 feet of each bedroom entrance and that it is operational.  More than one bedroom can share the CO detector.Clean all dirt and grime from the CO detector. Replace CO batteries where missing and install missing CO detectors where not in compliance.
Stairway Handrail: Make sure handrail is clean and fastened securely.Clean handrail paying close attention to the underneath of the handrail where it may become sticky.Tighten all loose handrails and re-secure to wall where necessary.
Trash and Personal Property:Ensure that all trash and personal property has been removed prior to move out.  All items left in the property upon move out will be considered trash and will be disposed of.  All charges for removing trash will be billed to the tenant.Remove and dispose of trash and personal property left behind by tenant.  When in doubt whether or not it should be disposed of, contact the property manager.Remove and dispose of trash and personal property left behind by tenant.  When in doubt whether or not it should be disposed of, contact the property manager.
Thermostat:Verify that the thermostat is set to proper temperature and is functioning properly.Clean dirt and grime from exterior of thermostat.Notify property manager of the discovery of any non-functioning thermostats or repair / replace as directed on work order.

Bathroom

Cabinets: Verify that the doors open and are secured and properly.  Ensure that the drawers are clean and operate as designed.Wipe cabinets clean, inside and out.  Make sure handles are clean and cabinets are empty and free of debris, hair, and nail clippings.  Wash exterior with a mild soap and rinse.Polish exterior with a wood polish where appropriate.
Countertops: note any stains or scratches.Wipe countertops clean.Repair countertops as instructed on work order.
Exhaust Fan:Check exhaust fan to ensure that the fan is operational and is not excessively noisy.Clean exhaust fan vent by wiping any dirt or grime from the exterior of the fan cover.Repair or replace any exhaust fans that do not function properly or are excessively loud.
Medicine Cabinet: Ensure that the medicine cabinet opens and is clean.Clean medicine cabinet inside and out. Remove any residue from old lotion, soap and toothpaste.Resecure medicine cabinet if loose.
Mirror:Make sure that the mirror is clean, properly secured, and in good condition.Clean Mirror so that there are no water spots, hairspray or streaks.Secure mirror as requested in work order.
Sink: Run water to ensure that the sink drains properly.  Check under the sink for leaks.clean and polish sink and faucet.Snake any slow flowing drains.
Toilet: Flush Toilet, check that the seat is tight, Check that the toilet is not running.  Check the cleanliness of the toilet, look for signs of water leaks.  Verify that the toilet flushed properly.Clean toilet inside and out.  Clean around toilet lid screws and caps.Replace worn or damaged toilet seat. Tighten toilet seat.  Replace toilet flap on toilets that run.  Snake clogged toilets if not flushing properly.
Towel Rack: Ensure that the towel rack is clean and securely fastened to the wall.Clean hair spray build-up and other grime and residue from Towel racks. Tighten any loose towel racks and fix any towel racks that are improperly installed.
Tub / Shower: Run water, check that the water drains appropriately and that the water shuts off with no leaks or drips. Ensure that tile, grout, tub and or shower are clean.Clean tub / shower including tile, shower doors, tub or shower basin, and shower head. Make sure that shower head is clean around the nozzles and shows no signs of hard water spots.Replace missing caulk and grout.

Utilities and Miscellaneous

Breakers / Breaker Box(s):Document the location of the breaker boxClean fingerprints and other dirt off of the breaker box.Notify property manager of problems with breakers / breaker box.
Clothes Washer / Dryer: Look inside, behind, and beside clothes washer / dryer for trash, and articles left behind.  Check dryer filter and make sure that it is clean.  Check the washer soap dispenser for build up.Clean inside, behind, and beside clothes washer / dryer. Remove trash, and articles left behind.  Clean dryer filter. Clean the washer, pays special attention to the soap dispenser and remove any soap build up.Repair clothes washer / dryer as directed on work order.  Report any issues to the property manager.
Clothes Washer Hoses:Verify that the hoses are steel braided hoses not rubber. Dust clothes washer hoses where accessible.Replace rubber hoses with steel braided hoses.
Water Heater:Check water heater for visible signs of leaks or other deterioration.  Take photo of the label tag on the unit with the model and manufacture date.Clean the sides and top of the water heater.
Garage Door Opener:If this property has an individual garage door opener Note the Brand and Model.Clean fingerprints and grime off of the garage door opener affixed to the wall in the garage.
Storage Unit:Verify that the storage unit is empty and that the door operates properly.Clean and sweep storage unit.
Stair Handrail:Make sure that the handrail is securely fastened to the wall and is clean.Remove all dirt and grime from the handrail. Tighten any loose handrails.
