Tenant FAQ’s – Giving notice to move out and beyond

Contact us and we can complete a roommate removal addendum that will remove one or more roommates from a lease. If you want to replace an existing roommate with a new one the new roommate will have to complete a lease application, be approved, and legally added to the lease.

The lease requires you or the landlord to provide 60 days written notification of the intent to vacate or to not renew the lease. You can find the Notice To Vacate here. Completing this form will initiate the process and you will be sent move out instructions and additional relevant informtion.

Notify the Cliffdwellers office that you would like to extend your stay. If the landlord agrees to extend you will be sent a new lease to sign. Once we receive your signed lease and it is counter signed by your property manager the lease will be in effect through the new expiration date.

(Your lease will address the process for breaking a lease prior to the termination date in more detail.) Once we receive your official notice that you will be breaking your lease we will begin to re-market the property for rent. You will still be responsible for rent until the property is re-rented. A re-letting fee will also apply.

After hours emergencies are handled by the emergency extension at 303-292-5638. Leave a message and our after-hours team will be notified and will return the call.

If you have a maintenance request please log in to your tenant portal to make a request. Each maintenance request will processed. If approved it will be assigned to a vendor to have the work completed. If the repair or maintenance request is for normal wear and tear it will be billed to the owner at no cost to you as the tenant. However, if it is determined by the vendor or by Cliffdwellers that the repair is necessary due to damage caused by the tenant it will be billed to your tenant ledger for payment.
